While federal Veterans Administration home loans offer potential homebuyers some good deals, especially if they don't have a down payment, 11 states, including California, Wisconsin and New Jersey, also offer mortgage opportunities for veterans.
These states' programs include loans in smaller amounts for use as a down payment on mortgage loans, loans for first time homebuyers or loans for home renovation projects. The benefits of these programs may include lower fixed interest rates on mortgage loans, no-point loans, lower closing costs and no private mortgage insurance requirement on loans with low or no down payments.
In some cases, current National Guard and Reserve personnel and former residents are eligible for these programs.
If you aren't a resident of one of the states with a special program, don't despair. If you are a veteran with an honorable discharge, you are still, in most cases, eligible for a federal VA loan.
